Maghsoudi Villa

This modern garden villa in Karaj has been designed as a landmark residential and leisure retreat, conceived for everyday living as well as hosting private family events. The composition of pure and symmetrical volumes, combined with a strong central entrance and full-height glazed façade, presents a contemporary yet dignified architectural expression, while reinforcing a direct visual connection between the interior spaces and the surrounding garden.

The project is organized across four levels — basement, ground floor, first floor, and second floor — with a clear and thoughtful separation between public and private zones. In the basement, the eastern wing accommodates the parking area and the staff suite, while the western wing is dedicated to the wellness facilities, including a swimming pool, jacuzzi and sauna. These two functional zones are separated by a filtered circulation corridor and do not have direct spatial access to each other. Owing to a four-meter-wide excavation along the eastern and western sides of the villa, both basement areas benefit from direct natural daylight.

At the main entrance on the ground floor, a refined and sculptural spiral staircase acts as a key architectural feature, directly connecting the ground floor to the first floor and shaping the vertical spatial experience of the villa.

The main living areas on the ground floor feature double-height spaces that enhance spatial continuity and a sense of grandeur. The reception hall and guest suites are located independently on the first floor. The uppermost level is reserved for private living, where the master bedrooms open onto generous terraces overlooking the garden, offering privacy, tranquility, and uninterrupted views of the landscape.

Designed in 2022 on a 20,000 sqm garden plot, this project was commissioned by Mr. Maghsoudi.
